Informational estimates only
The calculators provide mathematical estimates from user-entered assumptions. They do not provide financial, legal, tax, investment, insurance, real-estate, credit, or mortgage advice. A result is not an appraisal, underwriting decision, prequalification, preapproval, rate lock, Loan Estimate, Closing Disclosure, payoff statement, escrow analysis, or commitment to lend.
The current product does not accept applications, negotiate or bind credit terms, determine eligibility, issue approvals, arrange transactions, or create personalized lender comparisons. This describes current functionality rather than a legal classification. Users should verify decisions and actual loan terms with appropriately qualified professionals and official documents.
User assumptions and verification
Results depend on the accuracy and meaning of the values entered. Taxes, insurance, mortgage insurance, HOA dues, fees, points, escrow rules, servicing conventions, and eligibility can differ materially by person, property, product, location, and time. Users are responsible for confirming inputs, reading exclusions, and comparing estimates with lender and settlement documents.
Acceptable use boundary
A final policy is still subject to legal review. At minimum, public use must not:
- Interfere with the site, its security controls, or other users’ access.
- Attempt unauthorized access to infrastructure, build systems, or data.
- Misrepresent a calculator estimate as a lender quote, approval, official payoff, or available credit term.
- Use the product to deceive, discriminate unlawfully, violate privacy, or break applicable law.
- Resell or rebrand an output in a way that hides its assumptions and limitations.
Availability and changes
This public beta can change, pause, or remove features while testing continues. Material calculator changes are intended to preserve versioned methodology, regression tests, and correction records. No uptime or support commitment is offered.

Intellectual property, disclaimers, and liability
All site content, branding, and software are owned by or licensed to Westover Digital Development LLC unless stated otherwise. You may use the public calculators for lawful personal or business planning, but may not copy, resell, or misrepresent them as your own service. To the extent permitted by law, the service is provided as-is and without a warranty that an estimate is complete, current, or suitable for a particular decision.
